Architect/ draughtsman?

    I intend building a house. I was given the details of an architect from a friend who recommended him. The quote was about 10% plus vat on a 300k build.

    I wasn't expecting a 30k plus outlay. Just wondering is this standard architects fee. I was hoping for a flat fee as I won't be getting the usual builder to sort it, I've a cousin who I'll be getting for the project who's an engineer.

    Am I better off just getting a draughtsman? What kinda fees are you looking at?

    You have no choice but to hire an architect , engineer or surveyor to prepare full construction documents (drawings and spscifications) and to make sufficient inspections and to get all completion documents together at the end of the works to certify the works.

    You must hire a building company and have the principal of that company sign certificates at the start and end of the works.

    All above to be sent for validation to your local authority before you can legally occupy.

    We're paying what will probably end up about 12k on a build of 100-110k, so that sounds about right.

    Don't know what you're guy is doing, but ours is doing full design, PP application, tendering & PMing the build.

    You're already on the Architectural Technologist Forum and we are more than qualified to undertake such a project.

    Why not post your location, what you are looking to do and invite PM responses.

    You should note that this sounds like a self build which would attract higher fees and may prove difficult to even get someone to act as the Design and Assigned Certifier which you will require under the BC(A)R.
    Note currently only Registered Architects, Engineers and Building Surveyors can act in these two roles.

    Is your cousin the Engineer working in practice? does he have PI Insurance? Maybe he could undertake the role for you.

    PS: I thought the Days of getting a percentage fee were well and truly over... maybe only in my office.

    Ive being quoted 4.8% by an architect for a full services execpt assigned certifier which I plan to opt out off. What does this sound like 1 year on from ye're posts here. All help/ opinions are greatly appreciated and needed.
