Attic conversion

    We're thinking of getting our attic converted for a playroom. It is already floored, has rsj's and 8 foot head clearance. So just need staircase, walls / ceiling plastered/skimmed & 2 velux windows and it certified. (We have our own electrician & plumber.)

    Anyone have ideas of the average cost or could recommend good workmen?

    We're based in Dublin (Lucan).

    You need to employ the certifier from the start here. He or she will have to design the space to comply with Part B of the building regulations which will included fire protection of the RSJ's, suitable means of escape from the room, sufficient stairs, fire resistant hallway etc allowing escape to final exit. You will also have to separate the attic space from the rest of the house in 30 minute fire resisting material. Fire door at attic level and self closers on all other habitable rooms which enter the newly protected stair case and landing at all levels.

    Thank you for your reply. Is all of that required if it is going to be for storage/playroom? I thought that level of works would only be required if it was to be a bed room?

    Permanent stairs = additional permanent accessible floor.
    Don't get confused with planning regs and building control regs. Both totally separate.
