Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Ok, so construction costs would be between 300k and 350k so overall the price is reasonable. Its something to bring up for sure. I've worked on a few design-build jobs with companies and they almost always place more costs in the design phase because, obviously, it comes first and so they get their money faster. Also, what happens if the tenders come back and they're all out of your price range and decide to call it quits? Arch is indifferent because he's probably got more money for what he's done to date then on other jobs. See what he says, can't hurt.

    Bingo you're correct. Usually you "holdback" approx. 10% from the contractor so they have incentive to finish the job including all snags and you can apply this to the architect seeing as he will be overseeing everything.

    I know you've heard this before but you're essentially employing a person to take control of your project. You might get two more quotes and they could be 5-10k less but the extra bit will be worth it in the long run and realistically, what's 5k on a 400k job? You can save that money elsewhere if you're stuck.

    In the south are the days of hiring someone to do your groundwork, the local brickie to do your blockwork, brother to do the plastering etc gone? Does a c2 reg builder have yo do all the work?

    That is exactly what IS happening.
    Reduced residential activity is marked by a continuing fall in commencement notices since implementation of new building regulations S.I.9 in March 2014. Current levels are 30% below 2013 levels, a historic low for construction output.
