Tenant unpaid bills

    Hi All,

    We had a tenant who has moved out and left unpaid utility bills. We sent some of the letters back where they have a return address and have handed her some others but I don't think she will deal with them at all. My question is could there be negative repercussions on the property address as these bills come to our house in her name. Could someone trying to get credit be refused because of bad address credit rating ?
    Also if these letters continue without return address what can we do apart from open them and say no longer at this address ?

    It wont have any negative effect on you. Just get the bills changed into your name or a new tennents. If the bills you opened don't have a return address on them surely they have a phone number on them you can ring and tell them the person no longer lives there. Give them a forwarding address if you have one.

    Do not open any mail that is not addressed to you! Get a black marker and black out the address and write "not at this address" on the envelope and stick it in any postbox.

    As for utility bills the person named is fully responsible for paying them and the address is not going to receive any adverse rating unless there was sustained fraud involved.

    Correct. An Post have a person / team whose job is to open these letters and return them where possible. You have no authority to be opening them.

    Make sure you let the utility companies know that she is gone - you'll need to take new meter readings for the gas and electricity and submit them, they will then close off the accounts in her name, open new ones for you (or new tenants) and only charge you for useage after the reads you submitted.

    If they are chasing her for money at present and don't know she is gone, it is likely they will disconnect and you will then need to pay a fee to have them reconnected.
