    What does a solicitor actually search for once a mortgage is through and the sale is commencing?

    A solicitor will do the searches on the day of closing. Depending on the transaction they will do companies office, judgement, bankruptcy, land registry , registry of deeds and sheriff searches (in the case of leasehold title). The vendor will be required to give satisfactory explanations for any acts appearing on the searches.
