Hi I would appreciate any ideas on out situation. We have gone sale agreed on a house. After getting a structural survey done we found some issues with the roof of the garden shed. The shed is big enough and has planning permission. Basically the build of the roof is not up to building standards. We approached the seller and they agreed a reduction in the asking price
. We engaged solicitor who drew up 26 conditions that need answering before we can sign contracts. Constant back and forth between solicitors and basically the vendor has been advised by his solicitor that they can't keep answering questions and conditions and they should put house back in market. Any attempt by us to get our solicitor to just let things move on has failed and we are under this threat that if she doesn't have answers to all her text book queries she will have to tell the bank and this will affect our mortgage. We are upset the vendor is upset their solicitor and also the estate agent. As we are not going to close before year end I will also loose my boi stamp duty refund. It's a simple estate house.

What a strange response! Isn't that what solicitors are for? If they can't "keep answering questions" now, what's going to happen when the same questions are raised by the next wannabe purchaser?!

Your solicitor is obviously very thorough which may be a good or bad thing. It may be that the issue found is minor and your solicitor is over the top.

Do the conditions relate to the issue with the shed?
Does the engineer think the issue is serious?
