Nursing home set up costs

    Hi all,

    I've recently returned from Australia after several years away (just decided I had been assay long enough). Anyway while I was away I worked as a foreman for a construction company with a lot of our work coming from purpose built nursing homes and retirement villages. Most of these were built in extremely scenic locations with amazing facilities and I am looking into the possibility of building something similar here.
    Where I live in west cork is currently serviced by a couple nursing homes but I feel there is an opening in the market for one set in a more scenic location. We have a small farm holding with views that are second to none which are currently only being enjoyed by a few cows- in my opinion it would be an ideal setting.

    I'm hoping someone on here would have some experience in this area as I'm trying to find a rough cost per room to build and fit out a purpose built home. As I have a background in construction I could figure out the build costs relatively easy it's the cost of fixtures, fitting and specialised equipment is where I fall down. I'm planning a meeting with The nursing home governing body as well as a pre planning meeting but I'd like to get my ducks in a row first. Any information that anyone could offer me on estimated costs, staffing levels,finance structuring or common planning downfalls would be very greatly received.

    Be very careful. Most nursing homes were built as a result of the Celtic Tiger for tax reasons. Whether or not they made money was almost irrelevant. Now as these tax breaks are gone and the level of subventions from the health board seriously shrinking, it is no wonder that a lot of them are closing. Its a tough business to be in and you would need to get a proper handle on how it works before you jump in.
