Valuation report and surveyor

    Hi,
    I was just wondering if anyone could give me a rough guide price of a valuation report (from an auctioneer) and a surveyor's report. The house is in south county dublin. So far sherry fitz have quoted €184.50 inc vat but told me the prices vary. We are buying from DNG so I guess even though They are on AIB's list they are out. Thanks

    Sounds pretty normal for a survey charge.
    If anything unusual is uncovered which requires an additional call-out, or the use of specialised equipment- this may increase. Keep tabs on what the surveyor is doing......

    The valuer is €184.50 not surveyor

    Hmmm- its been a while since I got a valuation done- but it was covered by the lender- the survey I had to pay for myself (just checked- 250 Euro).

    For a valuation- seems very high to me. Are any lenders doing free valuations any more?

    I don't know? We are with AIB and we have to pay valuer ourselves. So should I aim for €250 for surveyor?

    Most lenders do not pay for valuation now, it's up to the borrower.

    €180 would be around average for valuation but this is not a survey.

    Yes the valuation is just for bank to make sure it is worth what we are borrowing. I want to get a surveyor too for piece of mind even though it isn't a very old house ;)

    We paid about €150 for the valuation I think, and our surveyor was €395 plus VAT as it was a snag list - the other side hated him as he was super picky, and even though his social skills left something to be desired, I'd use him again without hesitation as he was definitely on our side

    I paid €165 for a valuation on a new build in North County Dublin earlier this year. Valuer was on PTSB's list.

    Sounds like the sort of surveyor that would be good to keep in your phone. Even if he costs a few schekels extra- it sounds like he did a remarkably good job.

    I paid €150 for a valuer and €275 for a surveyor - this was about 4 months ago

    Our surveyor's social skills weren't great either! He was extremely thorough though and that's what we were paying him for :)

    We paid €150 for valuation and €300 for surveyor, that was in July this year.

    Be careful with new builds, KBC asked for valuation to give official mortgage offer and now asking for another one once house is fully completed before they release the funds. That basically means i will have to pay twice for info I could source myself (anyone who seen valuation report knows what im talking about)

    Sounds like the sort of surveyor that would be good to keep in your phone. Even if he costs a few schekels extra- it sounds like he did a remarkably good job.

    He did a very good job, went back three times, and I had the developer giving out saying the surveyor was too fussy - which is exactly what I was paying him for :D I only ever spoke to the surveyor once, only brief emails and SMS but I could understand everything he wrote (so he used clear English), and he was right on the button. If anyone ever wants his details, feel free to PM me - he really was brilliant

    A word of warning, get the cheapest evaluation you can find, it wont add any value to your process of buying the house, no pun intended! With the survey dont automatically go with the cheapest option, you will be living with this house hopefully the rest of your life and want to know what you are getting into. A survey for €250 barely allows for an hour to view the house and 4 hours to type the report. How thorough will that be? Always go with an informed recommendation too from someone you respect.

    Just came across my bill for our building inspection report which we had done befre we bought our house in 2010. We paid €547!

    €250 was based on the age and the size of the house. He was there for 2 hours and I was there with him. I got other quotes for €250 but went with him
    As he came recommended to me. He also did a drawing for me for the attic

    I am surprised to hear Patrick Sheehan is not on the AIB list as I used him for my own Valuation some years ago and I was with AIB then.
