We obtained planning permission to add an extra 1500 sq ft to a 1950s built house in August 2014 and have paid an architect €5200 to get us to this stage. However he is now too unwell to continue work and we are anxious to get started. At this point we only want to carry out a small part of the plan, ie, to convert the garage into a bedroom. We want to live in the house first for six months to make sure it's where we want to live. We were thinking we could just get a local builder to do this for us without needed to hire any other professional at this stage. Or is this madness? Any helpful advice would be very much appreciated.

Would that not require a separate planning application then?
You will be executing a planning permission that shows 150 Sq. M give or take, so I assuming Assigned Certifier is required at this stage.

I am not sure? That's why I ask can we build in stages what we have planning for or must it all be done at the same time?

You can convert the garage without planning permission.

es. Subject to the provisions of Part 1 of the 2nd Schedule to the Planning & Development Regulations 2001 N.B. Garage must be attached to the dwelling.

    (Page 156 - 157).
