No doubt the delay and the lack of developement at the moment will help them up their prices when the time comes.
Thanks yeah it will be interesting to see what price they end up being. They are building a lot and they nearly all are BTR

    Hey there,

I am thinking of buying in Clongriffin. I dont really mind that Clongriffin itself doenst have much services, as we would go to the coast/town for food/drinks etc. Transport seems fairly decent with the train from what I have read but is there issues getting the train due to crowds? Hopefully will be working remote more so shouldnt be as big an issue.

My question in particular is around beau park mews. There is a 2 bed there for 230k (ground floor duplex I think) whereas the apts in the same area are 20k more for 2 beds of similar standards. Is there something up with beau park mews?

Also, are the 100% council block of apts gone into main street at the railway station side, or the other side, or the middle?

    Thanks!

There should not be an issue with eh train as its only the third stop heading into the city (Malahide, Portmarnock).

Thanks man! Do you know anything about the other two questions I had?

Social housing is in many places in clongriffin. One full building beside centra with 80 something apartments, and in the new plans there are I think two more block coming. Lived there for 13 years and didn’t have trouble with the social aspect. I did with some young lads from outside clongriffin drinking and littering. Nothing too serious, but it made us sell our place as we didn’t want to raise our kid there

Thanks for the info. I am thinking of a place for 4-5 years, rent out the spare room for 2/3 years. Start family but move before the kid starts school. By the sound of it, it could suit me for that purpose (same as yourself perhaps).

Was there much trouble from the existing social apartment block? Are all the houses in the coast/beau park private houses do you know?

Basically, I am trying to figure out if there is something "wrong" with the houses/area. Its pretty much the only place close to dublin on the DART that isnt crazy expensive. 250 for a 2 bed is pretty good value, particularly one where the interior is nice.

Nothing wrong with the area, especially if you’re planning to move before school age. We enjoyed living there for 13 years. Lovely park. You’ll have no issues renting a room for a good price.

We never had problems with the social element. It has a stunning park. Not all houses will be private in coast or beau park, for sure

Thanks again for the reply. I am quite hopeful now with Clongriffin being a good spot. Tbh, I am not too bothered about the general area and social housing, but I am more concerned about my street/apartment block.

Is there anyway to ascertain which houses are social etc? I dont care if the person next to me is social as long as they are quiet etc, but I hear so many horror stories it would make me afraid to buy.

These are the properties I am looking at in my price range. Do you know if there are issues with any of these streets/blocks?
