    Long story Short, took a lodger in last August, Said he had a job (didnt) seemed a nice lad when we spoke initially.
    He Paid €100 deposit as he was caught short that week supposedly (never did pay the rest of deposit) , No prob i said, He since then was meant to pay weekly, there are weeks he throws me €30.... weeks he pays nothing .. when i put pressure he will pay full amount for the week (very rare) but i have to beg literally..
    my Patience ran out in January as i didnt want to hassle him at xmas, We agreed from Feb 1st to 100% to pay full rent each week PLUS €10 to kill off the arrears i wanted more but he said there was no more than an extra tenner he could spare i said ok but ONCE he defo wouldnt let me down each week as i depended on his rent to meet my bills. Through out all this nothing but sob storys which i said ahh no bother mate these things happen...
    So again last week he didnt pay for the third time since the new arrangement ( usual missed /half payments since mid january) and half an hour ago literally walked by me and when i mentioned rent he said he would sort me next week very non-chelantly and cracked open a can on the balcony where he is currently sitting with his feet up.... I asked did he know how much and he said to "not worry ill get you sorted not sure which day and how much but defo have a few quid for ya"
    I feel a bit of a wally now and am fed up with his attitude, how much notice should i give this guy, i feel like telling him to leave tonight grrrr:mad:

    Expensive lesson to learn. I'd head to Woodies or the like to buy new door locks then tell him to move out immediately. There's no legally defined notice under rent a room, "reasonable" notice is all he's entitled to. If he owes you that much money then I think immediately isn't unreasonable, you need to cut your losses and move on asap.

    Next time research the potential lodgers better and one missed payment and they're gone.

    Tell him to leave immediately. He has no rights, he's not a tenant.

    He's scammed you long enough. You keep him there and you'll just keep losing money.

    Frankly, you should have kicked him out as soon as he missed a payment.

    Honestly you should never of accepted him as lodger when he didnt have the full deposit. Its one of the most common warning signs and should of had alarm bells ringing for you.

    No offence but you are a soft touch & he knows this.
    How could you let the arrears even reach this much without booting him out?

    Change the locks, leave his stuff at the door and tell him to take a hike. You aren't getting that money back.

    OP he shouldn't have gotten keys until the full deposit was paid. Kick him out tonight and change the locks.

    Sounds to me like he's a bit of a bully who thinks he can mug you off, prove he can't and throw him out tonight you're never going to get youre money out of him or the respect you deserve for that matter.

    This "Lodger" has turned into a complete fraudster. Maybe this is not apparent to him. Whatever, there is some Hugh denial going on in his life. But I've no sympathy for this character/confidence trickster.

    Smart decision. It would be highly stupid to steal from him, when you're in the right. It'd instantly make him a victim.

    Do, however, keep the part of the deposit he gave you, in lieu of rent owed.

    You need to kick him out.

    Sorry to hear about your troubles OP, but you need to kick this guy out ASAP.

    An expensive but valuable lesson you have learnt here, in future be more picky about who you let live in your own home.

    he is treating you like crap, it is a lesson learned happens to us all no shame in it, next time you should get the deposit and rent up front.

    Change the locks unless you want to risk a nasty surprise, you trusted this guy not to rip you off, he already has once. You need to stop him doing it a second time

    Yeah he was probably going to have the money delivered by 2 escorts who would have flown in on the back of a pegasus. He was probably going to let you keep the pegasus as a pet too. Ah if only you had given him just one more chance...

    Seriously OP, fair play on pulling the trigger. Stay calm from here on and don't rise to it. Might be a good idea to have a friend call around for a cuppa now though. Just so he doesn't try any funny business.

    dont worry about it, if he had paid rent and then fell on hard times then maybe you could feel sorry for him, he was taking the p!ss from day one/
    just out of curiosity where did you find the fella from .
