    19 places in all of D4 1300 and under and most of those are studio apartments.

    Exactly. Saying you should live in D4 is pointless. Your money will go further somewhere else and you will have a wider choice.

    OP, I'd rather not be the one to break it to you but you'll need to be very lucky to get anything with 2 bedrooms in a desirable area for the money you want to spend. You'll need closer to 1500 to beat off the competition. Otherwise it's Citywest, Blanchardstown or Lucan for you.

    What type of hours are you and your partner working. If you are working early enough in the morning buses etc, would be very fast arriving to the city. Might be worth considering areas like fairview or Drumcondra.

    Stoneybatter - only 20 minutes walk/ Luas from Smithfield/ Dublin Buys to city center and rent is affordable still

    If you want to fight with tens of people waiting for a viewing...
    I don't know why, but smithfield/stoneybatter in recent times have become a really desired area..

    If you want to stay close to St Patrick you can try Christchurch, but be selective because there are nice complexes and others that are not so much. The more you stay away from the Liberties the better it is (generally but there are exceptions).

    OP, I would also recommend South Circular Rd. I lived in one of the houses across from the Rialto Luas Stop and it was a grand area.     Burnt out cars is overstating the point somewhat. I've never seen a burnt out car there in 10 years. Yes the area does suffer from drunks and junkies.

    Herberton was the site of a recent enough homocide - some would say on the basis of a foreign national not knowing the area and challenging a group of local hoodies.

    Personally I'd be wary enough of any high density area that don't already have a diverse element, some of the emerging areas in D8, on reflection, probably do bare making sure the area is okay.

    I still have to go to see that area, but apartments at least on daft photos are great compared to what city center offers..

    Absolutely. I mean we cannot rely on the photos on daft/rent/myhome as they are edited to the extreme, but the area I've heard is pretty sought after even though it does not have a Luas connectivity. There are queues of people waiting to view the apartments.

    I've only heard bad opinions about Fairview, but I have no direct experience, so I can't comment on it..
    There are not so much ads on daft about that area.

    About queues, you will find queues of people in every area of the city, rental market here is crazy!

    Personally I'd stay away from Summerhill, Mountjoy Square, Fairview & Cabra. Lucan would be fine.

    If you are looking out towards Lucan you could consider Chapelizod which is closer to town. There are usually only a few properties to rent at any one time as the area is small but it is a lovely locality and very diverse with a lot of people renting. If you keep an eye on the property websites you might see something there that may suit your budget. Buses through the village will all leave you on Nassau St.

    I beg to disagree with you on this. I am living in Tallaght and I know how it is. Yeah there are bad and good spots in every area but the bad ones in Tallaght outshine the good ones in Tallaght.

    Anyway, how much more do you think I will have to end up paying and in which areas?

    If you're living west of the square, fair enough. But old bawn, firhouse, kilnamanagh, kingswood are all nice areas.

    If I was you I'd be looking along the dart line, north and south side for what is affordable. Then research the area. I'm sure if you ask on here about a particular area people will give you an honest answer.

    To be honest OP if you could at all I'd try to rent in Rathmines/Ranelagh. I lived in Rathmines for 5 years and it's extremely safe and has all the amenities you need and it's only 15 minutes walk (depending what end of Rathmines you live in) to work in Stephens Green.

    Obviously you would get more bang for your buck further out but when you factor in time/money/hassle wasted commuting then I don't think you'll be missing too much.

    Also if you've just moved to Dublin then living in Rathmines would leave the city on your doorstep to explore easily on evenings or weekends again without having to worry about public transport.

    You could also get a 1 bed for between 1,000-1,300 albeit very 'cosy' I'd imagine but for your first year or so in Dublin I'd recommend somewhere close to the city and with a good reputation. As you get more familiar with everything then you can decide whether to move further out.

    Basically, don't underestimate public transport costs of living further out or crammed conditions on buses/buses late etc.

    I'd second lucan, diverse population and a reasonable amount of facilities and might fit your budget. Maynooth should have some rental properties soon due to the students from the university returning home. A little over an hour by train or bus from city centre and great amenities.

    Thanks. We were earlier thinking of Blanchardstown but then we had no clue about these areas - Blanchardstown, Clonsilla and Mulhuddart. Any idea about the areas?
