Closing of sale

    Is there any guideline how long more we have to wait to get keys , best case scenario , worst case scenario

    We have everything done our side as such , valuation done , engineers report done , life assurance ready to start, home insurance got

    Our solicitor says he will have contracts from seller by next week ,so any guideline ?

    There will be queries back and forth e.g. Proving taxes are paid etc etc, then you sign and they sign. Probably 2 months?

    There was a thread on this very recently.

    A sale can close in a week or so, more like 6 - 8 weeks at one end and as long as you like at the other. Once contracts are signed you should have a better idea but you never know what going on, on the vendors side. Have they got a house to move into etc.

    House is empty and vendor is moving home (different country) was rented out but gave notice to tenants they moved out in march , we went sale agreed in April

    Then it should be straightforward enough. When your solicitor is satisfied there's nothing wrong with the title and no charges outstanding (that can take up to six weeks, though usually less), you will agree a closing date and sign the contracts and send them back with 10% of the purchase price. If the property is vacant and they literally have nothing to do, there's no reason why you can't sign and close in the same week. For various reasons though, you usually don't - people generally don't start sorting out their stuff until the contracts are signed, so need a couple of weeks to line up movers, holidays from work, etc etc.
