    I wonder are they including Riverwalk in those calculations? Might explain why it's coming out as the cheapest in the country.

    Rent is usually a function of the strength of the local labour market - so in that respect it reflects the dire job situation.

    Would the prices in other towns with 3rd level institutions not also include summer prices for that part of the overall market...

    There are a block of 25 apartments at Castle Place, Railway square for auction at moment with reserve of €875-975k. Rental yield is 130k. All 2 beds. If they sold for top of reserve they would be worth 39k each.

    At 130k rent each is generating €5,200 per annum or circa €435pm for a 2 bed. That's what the market is currently looking for so that survey figure is at odds with that.
