Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back a page or two to re-sync the thread and this will then show latest posts. Thanks, Mike.

Estimate Cost of Garage Build

    Howdy all,

    We are looking at finally building our garage 10.5m x 6.6m (70sq mts approx). It will be a standard block build with a wc and a loft area with stair access.
    What kind of money are we looking at per sq mt self build or contractor

    All advice is really appreciated

    Whats the ground conditions like? Ie. will it be standard foundations or raft?
    Are you building in cavity wall?
    Is it a flat roof? if so whats it made of?
    If pitched slates or tiles?
    Are there any windows?
    Whats access like?
    Are you going for a plastered finish inside and out?
    How far is it from the dwelling and any mains water and foul water?

    To be honest your probably looking at about 15-20k for a bog standard finish. but any of the factors above can change that.
