Full cost of buying a property

    Whats the full cost of buying a piece of property. I know it will vary , but assuming no issues or additional costs, whats the standard.

    Take a standard semi-D that costs 300k. On top of the 300k house cost, what are the rough costs of extra items (solicitors, engineers etc)?

    just a few

    - Solicitor 2500-3000
    - Engineer report 300-500
    - Valuation €150+
    - house insurance €300+
    - Mortgage protection insurance (€200+)
    - 2015 house tax(partial)
    - 2016 house tax in full if closing after November
    - setting up sky
    - setting up internet
    - changing car insurance (€40+ each car)
    - Fuel and time of work for moving (dependent on distance and number of trips)
    - or moving company
    - Heating Oil/Gas fuel if not on mains
    - Rent if your renting and need some overlap

    Not mentioned above, but Stamp duty is still probably the biggest add on to the cost of any house

    Might want/need to hire someone to give the house a good once-off professional deep clean before you move in, or before you move out, costs 200-300. Its easy to say you'll just do this yourself, but its so hectic and you'll be so tired, it just wont get done. It is a great thing to have done and well worth it if you get someone does a good job.
