Change of use from commercial building to domestic...anyone any experiance?

    Anyone ever buy a commercial property and got it changed to residential? What are the pit falls? Any advice appreciated!

    This was done on a recent episode of room to improve. For a place in dun laoghaire. Worked very well but budget was 280k. You'll probably find it on rte player.

    Thanks! Converting it would be fine just wondering how easy or hard it is to get change of use?

    That would depend on the area and the council 's development and zoning plan. Those plans are usually available on the council website so that would be a good place to start. Also check if any other buildings in the area have been converted. Precedent is a powerful tool.

    You need to carry out a pre planning meeting with the local planner before you hand over money. You will need a letter of consent from the current owner to discuss the planning possibilities of the site with the planner.

    You need to make sure it can comply with the current development plan with regards to parking, private open space and ang other requirements.

    You will then have to comply with the new building regulations for new dwellings and associated administration procedures around the new BCMS system (SI9).
