    @Tootsie ... what about people who work on petrol forecourts ? They are exposed to the dangers daily or for numerous years so if it's as bad as they then I doubt people would be allowed work there . Traffic is set to get a whole lot worse with this road opening . Regardless of the petrol station . Anti social behaviour can be made anywhere . Maybe the landlords of Skerries Point can do something to combat the anti socialising .

    I'd happily have the garage back if that is the case.


    The area around to the Osprey has planning for apartments . I'm not sure of the amount but the underground car park is in place . There is also a certain amount of bungalows to be built around the area of barnageeragh cove . I can't remember the exact areas but to the far side of the playground behind the 4 beds facing the sea is one area mentioned.

    Recently put a booking deposit on phase 2 in Hamilton Hill & got a letter from the estate agent re contracts to both my & the vendor solicitors.
    How long does it usually take for the developer to send the contracts to my solicitor after this.?

    about 7-8 weeks for us. but there was a delay Re. site plan or something on builders Solicitor side. Would imagine yours will be out much quicker. Congrats..

    Have they given a rough completion date for phase 2 in HH?

    All 3 beds completely sold out and only 1 4 bed left . That didn't take as long as the first phase .... Now phase 3 and maybe the 4th phase

    As they are new builds there are no bids just asking price. But it is getting tough and basically first come first serve. Going by the latest launch they are selling like hotcakes.

    Am I mad or could the road really be a bit wider? At 1.5 to 2 cars a house plus a rolling stock of visitors it looks like it would get crowded there.

    That's how they build them these days... was down in a new estate in Portmarnock ( €630k per house) and their roads make ours look like runways!

    In this day and age with all the pin point accuracy and measurement instruments and technology that they would be able to design the roads and address the parking issues . I lived in an older estate in Skerries and it would drive you bonkers when someone parks out the front of your house and then you have to park on your neighbours side and it has a domino effect down the street

    Scaffolding is down so I'd imagine the whatever rendering is done it's finished

    This isn't the worst estate for this, but I do think planning authorities across the country need to be tougher on this when approving estates. We have much smaller gardens now, much smaller paths, and much smaller roads, but higher amounts of traffic flowing. If you want to make money in this space, there has to be rules of play.

    They look at it on paper and yes it will work from an engineering perspective, but with a buffer of only 2 or 3 feet. Very tight.

    I'm not an engineer though. Maybe there's a logic. Maybe it forces traffic to drive slower through estates, which is good.

    I was always under the impression it was a one coat render.

    Front row defo finished.

    Most of back row rendered bar last 2 houses which have not gone up yet.

    The Render is Weber Saint Gobain weather pral D. I looked up the spec and it's one coat render.

    Thanks all. I have no knowledge about renders but a surveyor i know had mentioned there would likely be three and I had just noticed the showhouse looks slightly lighter in colour

    It tends to lighten over time from what I can see.:)

    The agent told me on Friday the 19th of May that our home would be ready Late August/Early September... I'll take that as a grain of salt but still extremely exciting! Can't wait!
