None. This person becomes a licensee and has very few rights in law. Giving them a contract bestows them with rights they're not entitled to.

Make up a set of "House rules". Include all those things which you don't want, for example, no smoking in the house, keep the noise down after 11 p.m., wash all cooking equipment after use and put everything away in its proper place.
