Creating an opening for a new sliding doorway

    Hi,

    We like to install a sliding door in the region of 3.5mx2.1m

    Works would require the opening of an existing wall, temporary supports for 2 storey house while opening is created, rebuilding walls to support an appropriate RSJ, and finishing internals&externals of the wall.

    Any idea what sort of price range would be involved?

    I'd imagine about 3.5k for the hole in the wall depending on engineers report , wall construction,steel sizes, access and finishes. Plus your new door supplied and fitted which is around 1k a meter run depending on spec. Over all could be a lot more or a little bit less depending on the detail.

    There's a sliding door frame system to fit in the wall.
    rsj and supports will be costly but rest is just a decoration.

    Ok.

    What did the builders quote from?
    What size steel is required?
    What size pad foundation is required for the pier supporting the steel beam if any? Can the existing walls be used?

    Does it require a reinforced ground beam to help transfer the loading?

    A builder cannot quote accurately without this info.

    If all the quotes your getting are around 8k there must be something site specific with the job to bring it up to that price.
    Type of house?
    Access?
    Steel flush with ceiling?
    Steel size?
    Do concrete pad foundations have to go in for a goal post type construction ?
    All have a massive bearing on price
    Is there an engineer involved

    Either some of the above or they don't want the job for some reason or other. Not been smart but it's the kind of job a good few would shy away from be it insurance reasons or there's a good chance of something serious going wrong if someone fuked up. An also the general mess created inside while it's been done.
