Roughly how much to finish this

I would appreciate some input on the below property. Its been for sale quite a while. Obviously needs alot of work done to finish it. I'm just curious as to how much people reckon it would take to finish it to a "builders finish". By this I mean so that it is in a state ready to decorate. i know it depends on a lot of factors but i am just looking for ballpark figures.

Why does it say cash purchase only?

Am I wrong in assuming perhaps they know a bank won't lend on it due to some planning issues or similar.

An undocumented building I expect i.e. no working drawings, BER calcs , inspections or certs for anything.

One should expect nothing is right if looking to buy this.

Say 30% cost expended so far to shell and core €180,000 value as is
Say another 30% to builders finish - another €180,000 cost.


*sanitarys and kithcen in , stairway in , doors hung, skirtings on , walls plastered , driveway formed , solar panels , heating system , septic tank comisioned. But not decorations , floor finishes , fitted wardrobes , curtains , shelving , bathroom accesories.

This is a big house.
