Sub-letting a room

Hi I am a home owner and going to sub let a room in my house. As far as I am aware I dont need to register with PRTB as I am going to be living in the house as well. Also I heard that I dont get the person to sign a lease but they should sign a licence. Is this true? Does anyone have any advice on what exactly I need to do…

Keep it oral (oooh matron) just give written reciepts for the rent and deposit paid.

There is very little red tape but the income does need to be declared even though it's tax free upto 12K
