Cost to finish house

    Hi All,
    Looking for a rough cost to finish an unfinished dormer bungalow, image attached. its 2500 sqft in the northwest.


    Its at builders finish at the moment, basically a shell, following done;
    First fix electrical, internal walls blockwork and partitions upstairs (no insulation or plasterboards)


    Not done;
    Internal walls currently block work, internal insulation board and finish needed,
    Ground floor insulation and screed,
    No external drainage done yet,
    No roof insulation or airtightness or finish (its basically just a shell, watertight)
    No upper floor boards yet, just joists
    No plumbing first or second fix done yet.

    I know we could spend what we like on finishes and kitchen units etc, but just basic finishes like carpet upstairs and good quality laminate floors, average costing tiles, < €10,000 kitchen units, basic sanitary ware etc needed. Will have two bathrooms, no - ensuites.
    Will have basic oil fired central heating system, but will want to have good airtightness and MVHR.

    Brian thanks. I intend to use a QS and have done in the past so know it would be foolish not to. I know this good forum with lots of people with experience of being involved with similar projects. So just looking to see what people on here think roughly it would cost

    Maybe 120k if going a self build route. Really depends on finishes.

    Gustimates there is 100k below without even trying.

    Esb 2k
    Water connection ??
    Council contribution paid??
    Mvhr 6k
    Airtightness 5k
    Floor pour 5k
    Plastering and slabbing 12k
    Pump walls 2k (if needed)
    Attic insulation and sheeting out stira etc. 2k
    Ground works 13 k (total guess as no idea of what system)
    Elextrical 2nd fix 4k
    Plumbing 12 k, (more if solar)
    Tilling floors bathrooms 7k
    Stairs 3k
    Internal joinery 8k
    Kitchen 10k
    Bathroom suites 3k
    Stoves x 2 4k (room sealed if going airtight so need external air).
    Other floor finishes 4k
    Painting 3.5k

    Just looking at houses in our area, they're a builders finish. Everything is wired bathrooms are fixed. You'd be looking at kitchen, painting, fireplace, fixtures and fittings, floors, appliances. Has anybody any experience with this? I understand the houses to be 125 square meters 1350sq foot. Any help would be appreciated. Obviously it would be a gradual process, get essentials first. Thanks
