Detached vs semi-detached - premium?

    If there are two more or less identical houses in the same estate (decent area) in the same condition, one semi-detached and one detached - roughly what would/should generally be considered a fair premium for the detached house? I'm getting anywhere from 8-15% from my not-very-scientific research so far - but would like some further opinions :)

    Its difficult because its very rare to find identical houses except for attachment. Usually detached is bigger and better laid out. Having said that, being detached means no stairs noise so definitely 15%

    It would depend on other housing in the general area. If there are more upmarket roads in the vicinity then the detached in the downmarket estate will not exceed the value of the houses in the upmarket roads even if they are semi-d. The three most important factors in valuation are location, location and location. All other variables must yield to these factors in one way or another.

    Thanks, the size is almost identical as is the layout in this case so 15% makes sense.

    if you can afford the detached without putting your finances in risk then do it. A detached house will always be more desirable, valuable and you won't have to hear your neighbours. It makes the space a little more your own.

    Thanks Eric that's the plan! Been sale agreed twice now and it's fallen through both times due to no fault of our own after us getting bank valuations and surveys done.The first time the survey showed the house had rising damp, subsidence - nearly 100k of work needed before cosmetic improvements. The second time the seller pulled out on a whim just before pre-contracts were exchanged - we were raging!
