changing one of two tenants

    I had two men renting my apartment without telling me one man moved out and the wife/girlfriend of the other tenant moved in. The tenants are happy to sign a new rental agreement and register the wife/girlfriend (he says she is wife but she has different surname) and re-register with the PRTB.
    The first rental agreement (six months) was signed (and PRTB registered) July 2014. There was a rent increase January 2015, and a new 12 month rental agreement was signed June 2015.
    Do I have to pay for a new PRTB registration, can I change the rent, do they count as new tenants ......Please advise
