    That would be one reason. A solicitor would want substantial money up front. Also many solicitors were landlords themselves or had clients who were landlords. It would not be a popular case to run.

    The agent is either incapable or is in on it and scamming you. Either way, get rid of them and get a new letting/management agent.

    Either that, or do the work yourself. Seems you're doing the work yourself for the most part anyway! Anyone can call themselves an Estate Agent, and some are very incompetent.
