eFibre discrepancy

    I'm confused regarding the fact that I have or not eFibre on my Apt.

    So if I check my phone number i have the following result 

    "We have checked 021-2xxxxxx

    You are in an eir Fibre enabled area

    eir Fibre means everyone in your household can be online at the same time with a superfast connection to their laptops, desktops, smartphones, tablets and gaming consoles." 

    With only 12mb doh....

    Now if I check the address it tells me the following 

    "eir Fibre is available in your area but your address is not yet enabled."

    I then called Eir sales at the number suggested and I have been told I have up to 100mb...

    I'm connected to the 053 exchange in churchfield, blackpool, cork
    Now since I had bad experience in the past with eircom of speed promised by the sale team but never reached in reality is anyone able to give me a proper estimation of if and how fast efibre would be?

    atm in the property there is a normal 8mb adsl from the previous owner...
