Hi does anyone know if the EBS are offering mortgage top ups for consolidation of loans or are top ups solely given now to carry out work to the property which you have to provide paperwork etc for? Cannot find anything online and the Local Mortgage Manager not very obliging!

Ive dealt with EBS in the past and their most recent practice was that top ups were only for improvements to the mortgaged property.

There is strict criteria around LTV too.

I dont think many of the Banks are keen on consolidation mortgage loans nowadays.

The exception might be where unsecured debt is owed to the same Bank as the mortgage, they might add the debt to the mortgage for affordability purposes. But that's usually in arrears or recoveries cases and certainly never involving the PDH.
