Snag List - when you get it done

    We bought a house a couple of weeks ago and the timeline is pretty short because it is a showhouse. We've paid our deposit (refundable 10k) and our solicitor has just received the contracts. So, I assume that once they are signed that there's no going back!!

    So, when to get the snag list done? Should it be done before we sign the contracts or does it really matter? The only thing that I'm unsure about is that if there is an argument over some detail(s) - we'd have no comeback if the contracts have already been signed??

    The house is a new build I presume?

    Otherwise you hire a charted surveyor who should check the house out thoroughly for any serious issues.

    You complete your snag before closing. So, after signing.

    However, sit down with your solicitor - the contracts should specifically include provisions for snagging - including your right to inspect the house and create a snag list, a fixed timeline in which the builder has to complete the snag list and provisions that allow for delaying closing until the snag list is completed.

    If you close first and then create a snag list, the builder will laugh at you. If you don't allow closing to be delayed, the builder will do some of the snags and then drag his heels and threaten you when you don't close on time.

    You sign the contracts first, but then you make it 100% the builder's responsibility to get the snag list finished before closing.

    The snag list shouldn't have any arguments about major issues, it should all be small stuff. If there is a huge issue like not being up to fire spec, then that's something else entirely, and you will be able to pull out.
