Fixed term termination of lease

    Hey guys. Quick bit of advice needed. Myself and the missus are renting at the moment. We have lived in the apartment for 2 and a half years so have acquired part 4 rights. However, last June we singed a fixed term lease with the landlord for the year, expiring June this year. We would like to leave and move apartment, but we are unsure what is the correct notice period.

    As we are here more than 2 years we need to give 56 days notice under part 4, but as we are on a fixed lease can we just go on the 1st of June? We'd like a bit of flexibility as the apartment market in Dublin is rough at the moment so we might not end up going at all. Hope that makes sense.

    You need to give the required notice unless otherwise agreed with your LL. Similarly the LL has to do the same if it was the other way around.
