Dodgy water pump?.

    Getting crazy high electric bills living in second floor apartment. The water pump is coming on for no particular reason and staying on for 30+ minutes. It's red hot to touch, I don't think it's pumping any water or at least I can't hear any water going into the tank. Pump is 10 years old.

    It should only be on when a tap is running. Sounds like the internal pressure switch is defective.

    Two options: buy a new pump and swap it out (€200-300) or take it out and get it repaired (€50-100) but you will have no pump for a week.

    It looks like a Stewart Turner pump, in which case contact Modern Plant for a quote.
