Commercial rights while dealing with a receiver

    Does anybody know, where a landlord loan goes into receivership, what rights do the tenants hold? Can someone just change the locks or do you have to go to court to evict?

    The building in question is a commercial building and the tenants are businesses.

    If there is a current lease in place and the tenant is up to date with their rent the receiver will be more than happy to honour the existing agreements. They do not want the hassle of engaging a 3rd party to find new tenants.

    If the tenant is not communicating with the receiver or paying the rent as per the lease agreement then they may attempt to evict the tenants but only through the correct legal procedures.

    They take on the responsibilities of the landlord upon appointment so legally cannot just put a lock on the premises/ evict tenants.
