    Plans submitted for large scale housing development in the town with new distributor road connecting standhouse road to Kildare/Cork road. Is this the big site beside the Maxol Garage ?

    Cowlara Ltd P 11/03/2016 Mixed-use development comprising a total of 220 no.
    dwelling houses, a single storey crèche facility (307
    sq.m gross floor area) and a 120 no. Bedroom
    nursing home facility 2 storeys in height (7,117 sq.m
    gross floor area). The proposed dwelling houses are
    in terraced, semi-detached and detached format and
    range in height from 1-2.5 storeys. Specified
    dwellings have the option for dormer and ‘velux’
    windows in roof slopes to facilitate the option to
    convert the attic space of these dwellings to
    habitable accommodation. Dwellings have the option
    for photovoltaic solar panels. The proposed
    development also provides for the construction of a
    section of a new distributor road (c.647m) along the
    western part of the site incorporating a new
    signalised junction off Standhouse Road in
    accordance with SRO 5 of the Newbridge Local Area
    Plan 201302019. A new vehicular access serving the
    proposed nursing home is also proposed off
    Standhouse Road. It is also proposed to provide a
    new vehicular access off Ballymany road (R445) to
    the south. A new pumping station is proposed in the
    north-western part of the site. The proposed
    development will also provide for all site
    development works including alterations to ground
    levels and the removal and/or re-use of existing
    stockpiled material on site, the construction of crib
    (retaining) walls, the rerouting and undergrounding
    of overhead cables, internal access roads, car

    Site is opposite Maxol garage - planning sign has been there for a couple of weeks.

    Planning had been granted previously for about 180 homes in the same location, but the recession changed that! Extension to 2017 was also granted.

    So this prob be dragged out for years like the last plan. A development on this scale is badly needed in the town.

    Plans were withdrawn a few days ago.

    Seen that a shame really. Sounds like a plan so drag out the site indefinitely.

    Kcc are the only ones to blame for no houses going in there. In 2007 roseberry construction bought the site and had plans for so many houses. Kcc wouldn't give planning permission because osberstown was over capacity.

    Builders offered to pay the cost to upgrade osberstown between them and in turn wanted a reduction in fees payable to kcc but they wouldn't budge.

    Permission was granted and then extended in 2012 and is still valid until next year.

    There's was this little thing called a recession that happened and no builder was building houses anywhere.

    As for current application, they probably had meeting with the planners and planners indicated that permission would not be granted, hence it got withdrawn.

    Wasn't aware there was a recession ? When did that happen ?

    Upto late 08 there was no planning permission, My unlce was a brother in law of the owner of roseberry and we plastered a lot of the houses on all the sites they had. November 08 we were out of work because kcc wouldn't give planning permission.

    It could of even been 06 when they bought the site and its quite possible that planning permission was granted at some stage but by then everything had stopped.

    Planning applied for in March 2006, granted January 2008 as there were a lot of appeals and substantial toing and froing on additional documentation.

    Extension to planning granted in 2012 for 5 years

    Planning number 06547 kildarecoco.ie

    At least there's movement of some sort there and in other places around including Kildare Town.

    With VAT on houses probably being reduced along with some other costs, its now probably worthwhile to build and sell at resonable prices.

    Hi. Has anyone heard if KCC has made a decision on the ballymany housing application?

    They were due to make a ruling end of august.

    Nothing yet as far as I know. The other development by the meadows ( Miltown Road) area was rejected at the end of last month.
