A 2nd floor extension

    Hi guys
    This is a preemptive post! Considering purchasing a house in our favourite area but bedroom wise house will be a bit tight. Hoping in time that we would be able to add more upstairs bedrooms.
    Query is the new upstairs extension which we'd hope to incorporate 2 double rooms would be built over a converted garage which was coverted by owners to 2nd living room years ago.approx size of each bedroom would be 4 x 3m.
    Would I need planning permission to extend out from 2nd floor
    Approx cost for the 2 rooms.no ensuite or anything fancy just 2 square rooms

    A general idea will decide re going ahead with house or not for us so Thanks in advance

    Yes, more than likely planning will be required as two storey in an urban setting is restrictive.
    Allow for €1500 per square meter for rough budget

    The thing you need to be careful of in this scenario is the structural integrity of the existing building. A Lot of garages back in the day were construction with cavity block or even a single skin and they were generally not constructed to be built upon at first floor level. You need to take account of this before making financial assumptions as it may well be that to build on the first floor you need to build from the ground floor or at least install a steel frame. This can only be determined by an engineer inspection and the advise from an Engineer on the specifics of the makeup onsite will be important.

    I am involved in 2 projects in Dublin at the moment, both garages with 2 storey extensions. Both garages are been demolished and new foundations and walls going in.
