converting velux to dormer window and fire reg's

    Sale agreed on a 16 year old house and one of the bedrooms has an issue where the only window is a velux. Anyone converted one to a dormer or have an idea of the costs as this is apparently against fire regulations and more importantly a fire hazard. Looking from the other side i'm wandering would a dormer window be acceptable as there's a fair bit of roof beyond the existing velux though obviously a dormer window would be lower.

    The velux window is higher than it should be to comply with means of escape from a habitable room in accordance with TGD Part B. It's not a fire hazard.

    There are a couple of things you can consider.
    Build up the floor area around the velux internal to reduce the vertical height to 600mm minimum.

    The dormer option would allow a great ease of escape/rescue, but it will cost significantly. You have a planning application to lodge and then the structural alterations for the dormer and finishing costs.

    To add the dormer could be 5k plus (beer mat calculation).
