What determines a Self-contained units for renting

    Hi

    We want to rent a room in our house. It seems preferable to rent this a non self-contained room as opposed to a Self-contained unit, as there are less obligations attached to this.

    Do you know what are requirements to qualify as a non self-contained room as opposed to a Self-contained unit?

    I presume you are attempting to avail of rent-a-room to allow 12k tax free income from it. In that case, it can be self-contained but there must be a physical link between the self contained part and the main house, e.g. a door.

    Yes we are trying to avail of rent-a-room to allow 12k tax free income from it.

    The only link between the self contained part and the main house is the garden, you have to walk over the garden to get from one to the other. Is that a sufficient physical link or would we need a hallway?

    That sounds like a separate dwelling with no physical link.

    I don't think a separate dwelling in the back garden would qualify. It needs to be part of the same structure with shared access as previous poster has mentioned.

    If it is a separate dwelling, does it have planning permission to be used for residential purposes?
    If it was built as an exempted development, it likely only can be used as a shed, not for occupation.

    Sounds like you have a garden shed that you are trying to rent out which may be illegal, a breach of the Planning & Development Act, Building Control Act and Environment Health Act.
