    You are making an assume that the community is small and cant handle Airbnb. If you put a block of short term letting apartments off Merrion Sq. Would the area be massively affected? Not in the slightest. Not all communities are the same. I have visited dozens of apartment blocks in Dublin City and IMO there is no such thing as a community in most apartment blocks. I know of an apartment block with 130 apartments in Dublin 1. Until 2/3 years ago not a single apartment was owner occupied. There was community in it

    I know a small apartment block in town that is entirely rented. There is talk of all the owners considering to do short term lets. IMO when you are living in a dense city. The lines between personal safe and what you can/can't do gets blurred.

    'Community' in a planning context does not necessarily mean the people you know, chat with, socialise with.

    Dublin City Council rules full-time Airbnb rentals need planning permission
    Frank McDonald, who chairs the Temple Bar Residents Association, said he is aware of a number of cases in which long-term tenants were “forced out by large rent increases or have their tenancies terminated” only to find these properties later appearing on holiday rental sites.
