Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Class 9 exemption, when is rural ....agricultural

    We are building a shed in our front meadow. We think it would be class 9 exempt because of our location.However, we are not a farm, just a cottage in the countryside with 1 acre meadow. Is rural agricultural? Can't find planning exempt for rural only.

    If intended for agriculture use then exemptions can apply, if not then it needs planning.

    What does op imo mean?
    Is there anyway of contacting planning and talking to someone without having to put in a application?

    Also thinking about a shipping container as a temp alternative, until we get this sorted

    OP=Original Poster IMO=In my Opinion
    You can set up a pre planning meeting with the local planner for free. (to be honest you could do it by email). Just ring up the planning department - the general council secretary can transfer you if you cant find a direct number. Have the intended size of the shed, your proposed uses and how it qualifies as agricultural use.

    I would expect you need planning. 1 acre no more than a big garden in the countryside. What are you doing that qualifies as agriculture?

    The meadow is cut for silage. Later on we are going to get donkies. Is this enough?

    generally no.

    'agriculture' refers to the business of farming ie drawing a financial reward from the use of the lad.

    you can apply for a section 5 declaration from your local authority as the definitive answer.

    Just for general storage as we are moving house. Just until we get full planning for an extension and proper shed.

    if its under 25 sq m, and fully behind the cottage (with some other conditions, see class 3 here) then yes its exempt
