Do landlords need to give notice for not renewing a Part 4 tenancy?

    Hi,

    Our "Part 4 tenancy" is reaching 4 years in 2 weeks from now. We already informed the landlord in advance that we intend to stay longer.

    He replied that the building will be sold by then, and that he will ask the purchaser if they want to renew our lease. Now the present landlord (building still not sold) is not answering anymore.

    My question is: If a landlord doesn't want to renew a "Part 4 tenancy", do they have to give us notice in advance? Or can they kick us out on the day the present lease expires?

    He'll still have to give you the correct notice period as far as I know

    They have to give you notice in the normal way before the end of the lease and if it goes into the next day and you are still there then you are on a new part4 period with all the protections that brings

    You would still have to be given notice, but sale of the property is grounds to break the lease. Also within the first six months of the new part IV, either party can terminate with the required notice without reason.

    They must give notice, however they can do this at any time in the 6 months after your tenancy reaches 4 years old without any reason. Notice will be 112 days when the tenancy is 4 years old.
