    Hi, I am looking for an estimate on a refurb.
    700sq foot home. Two up two down in dub.
    We need gas central heating connected and installed.
    Full rewire of electrics.
    Internal insulation fitted and ready to paint.
    That's all for the minute.

    Any ideas roughly.

    15k on each side of the beer mat I meant :P


    Seems I was way off price wise. I completely overlooked the internal insulation to be fitted and skimmed.

    35-40K As your redoing a full Elec and Heating its a total rework of all internal surfaces.

    someone once told me to allow 500 per m2 for refurbishment but i appreciate that this is a rule of thumb and can vary depending on the size of the property as economies of scale can apply

    700 sq ft = 65 m2 x 500 = 32,500

    but like everything the devil is in the detail
    windows
    electrics
    windows
    plumbing
    etc
    etc
