    IMO the market is more healthy than people like to let on. The commerical sector is being dominated by REITs and pension funds. If we had a meltdown of 2009/2010, the country would just get on it with. There would be no massive bank issues again, as the funding model for commerical properties has changed. The residential industry is not no longer dominated by BTL speculators with 100% mortgages. Most BTL properties being brought for cash.

    Bond yields are so horrific. Pension funds will take whatever they can with a decent yield ie a 10 year Irish Government bond is 0.8% yield, while a commerical property like an office block will be 8% yield plus capital appreciation.
