Certificate for work with Mortgage

    Hi,

    quick question, but first the background...
    Currently in the process of getting our mortgage switched to the slowest bank in the World...

    In process over 5 months now and still no light at the end of the tunnel..As part of the switcher we are looking for less than 20k to do some work around the house, nothing structural Just Tar, Alarm, Blinds etc...The bank have come back asking us to get architect forms filled out by all persons carrying out the works before we can proceed...bear in mind we have already forwarded costings/quotes of all works, signed a declaration form to say these are the works and we will abide by them, provide receipts/invoices when the works are done and now we have to get these certs filled out.

    Asked the representative was he serious that I would have to go to the local blind shop and ask them to fill out an architect form before we can move ahead...he said they are the rules....

    Has anyone else come across a situation like this when getting a mortgage topup?

    Lenders only ask for Architect's certificates only if there is structural work required. It looks like you are dealing with a very inexperienced staff member and perhaps you should ask to speak to the Lending Manager. For Non structural work you just need to supply estimates which will be given to Valuer when he is doing valuation and they may require a final valuation when work is complete or if there is a low loan to value they may just accept invoices or waive same.
