Tennant refusing to leave

    Just looking for some info on the following;

    A tenant was given 6 months notice verbally, then was given 4 months in writing but they are now saying that they won't leave, no lease signed and have been living there 4/5 years.

    Does the tennant have a right to stay?

    verbal notice has to be followed up with written
    written notice was not valid as it was 13 weeks and needed 16 weeks notice at that time so no notice has been served
    if they are there less than 4 years and 6 months give them 16 weeks valid notice
    if not then they can only be given notice for certain reasons

    Not if your tenant doesnt give crap and when you have agences which advise tenants, that even when tenants have been given correct notification to quit a property not to move.. the landlord gets screwed all the time..... thing is these stories dont sell papers and dont give votes
