So, I just had a mini freak out, but I think I'm okay, I just want clarification. We have put in an offer on a house, to secure the offer, they only need the AiP right? The letter of offer comes in when the offer is accepted, and we speak to the bank to get everything across the line? Valuations, surveys etc?

Yes, Loan Offer come after Sale Agreed.
