architects estimate way off

    Hi, just looking for advice....

    We hired an architect and he did up drawings based on what we gave him as our maximum budget.
    We have received the full list of tenders and the lowest price we got was 25% over the max budget we gave and 50 % over the bottom range we gave him...

    I'm disappointed to say the least and not very happy. Surely prices havent gone up as much as this?.
    I dont want to fall out with the architect but at the same time i feel like giving out to him.

    Is it up to the architect now to redraw the plans to fit our budget?

    When were the plans drawn?
    Did it go through the planning process?
    Did a QS prepare a BoQ prior to the tender stage?

    What is it, a house, an extension??

    Plans were drawn 2 months ago and we got planning permission... Not sure what a boq is so no :)

    If you gave him/her a budget to design a house to there is no point them designing a house that is 25% over budget . You may not need complete new plans but I would expect the plans or scope of works to be adjusted to come back within budget, and at no extra cost to you

    BoQ is a bill of quantities, a detailed breakdown of the cost of your building prepared by a Qunatity Surveyor (QS). An architects budget figures are just that - a budget. The only real barometer of cost is your tender figures, as these are prepared by the contractor who wants to do the work. If your architect delivered drawings which match your brief,unless your brief is reflected by your budget, there's always going to be an issue. So if for instance you WANT gold taps in the Bathroom, but can only AFFORD chrome, quite often what happens is the gold will be priced for, but once the tender comes back in over budget, will be replaced by chrome, and the price altered accordingly. This process will be repeated through the specification until eventually a figure is reached that you can afford and are happy to pay.
