Passive House 'Turn Key Purchase'

    Hi All,

    I am looking to build a passive house and have been looking at 'turn key' options - got quotes for 150k for 2,000 sq ft passive house. The company is based in UK and price includes assembly and transport.

    Can anyone advise if they have gone down this route and advise feedback - as it is much much cheaper than going with a contractor here....(quality the same though) .

    Is it cheaper though, we only have your word for it ? Have you had anyone independent advise you of this?

    what is the exact spec on the build?
    Whats the extern wall finish?
    I have attached the min u values for TGD 2011 so what are they saying the PH values will be.
    Does it include a MHVR system
    What Air tightness values will it achieve
    PM me the supplier if you wish and I will have a peep
    As noted already looks like being too cheap with perhaps some hidden costs.

    Other considerations:
    you will need a foundation, to their spec, in a serviced site signed off by your engineer

    Then will your engineer sign off on the house as assembled

    foundation included and meets passive certification
    engineer i have is a passive specialist so he is reviewing the above
    ill advise if any deviations from building standards and all the values and what systems they are using as well

    agree if something sounds too good to be true it normally....but the only difference I can see at the moment is the standard of windows - i'd be upgrading to Nordan which they have no problem with.

    i'll be coming back re other spec

    What do they define turn key as? Are we taking just about a sealed structure? Or turnkey as in literally walk in ready to live.

    ready to walk into - need to get white goods yourself

    includes kitchen and stove and floor finishes and sanitary ware.....

    The kits are made in Tipperary which may explain the pricing as its euro priced as opposed to Stg priced materials and labour and no trans national shipping.

    Hi there, i had not come across this company and it is on the 'doorstep' - but i cannot see any reference to pricing - do you have to contact them or did i miss it on the website ??

    You need to call them, no pricing on web but certainly useful as a reference point

    We are looking at a Passive build as well. There are so many options to consider! Could you tell me which company you were looking at in the UK, and did the delivery include Ireland?

    Interesting, as you have a better chance at getting all the 'passive' aspects built better in a factory controlled environment such as airtightness etc.

    A straightforward kit to a straightforward design I would imagine is within that budget.

    hi calahonda,
    you seem to have a lot of experience in this field. do you anyone who has used these guys?? hoping to get a site to build on like the op and seriously looking into a passive house but thought it would be out of our price range (which i'm thinking is around the 150k mark too) but hoping the info on here sounds promising!

    After a little research -snip-. The OP didnt say they were using this supplier, so mentioning them is dragging off topic a little.

    The idea of not using a traditional foundation is different. Just 15cm of compacted stones! From what I can see.

    Hi, I hope its okay to pull up this older thread. I'm just wondering if anyone has had any success in sourcing a passive kit house that meets our regulations? I have been in contact with many of the timber kit house company (most of which seem to be based up north) but none are interested in taking on a project down as far as Waterford . 
    I'd appreciate any suggestions.

    Hi. I could be wrong but I believe there aren't many Irish based kit supplier that will offer a passive kit. One I know off offer with completed passive slab, walls, windows, doors, roof (pretty much weather tight). I believe they can then give you most of the materials in order to get a local contractor to finish of or they can offer turn-key. They based in the west and have a Scandinavian sounding name.
