As high as possible if you're selling and as low as possible if you're buying.

Is it number 25 you're looking at? It sold for 154k in 2010 as a new build (175k with VAT) and is being advertised for 175k. 2010 prices are roughly the same as 2016 prices on average according to the Daft report. I *think* Daft include VAT for their figures so I'd say it's competitively priced.
