    Does the Tenant have any rights to renew lease if they have been a model tenant for the past 5 years and agreed to a rent increase?

    Our landlord is considering another tenant even though we have an established business...can he just thow us out?

    What does your lease say?

    If you are served with the correct notice, then there is no reason why the landlord can't replace the commercial tenant.

    Generally commercial tenants have an automatic right to renew the lease provided that they have been in possession for 5 years and haven't contracted out of their rights to renewal (and obviously are compliant with all other lease terms). Check your lease and get legal advice, especially if the landlord is trying to replace you.

    Was it a full 5 year lease or was it a 4yr and x months lease?
