Conservatory conversion: approx cost?

    Conservatory, actually more like a sun room- walls to waist height. Some leaking due to the panels slipping and all, so probably some replastering and treatment needed on existing walls. Then roof it in to make it a "regular" room. Approx cost?

    20 X 20 ft with 2 external walls. What other details would be helpful?
