    Advised minimum value. Can you put bids in on this price or is it set in stone they won't take less than the asking price ? Anyone have any insight?

    Auction or private tender?

    Auctions will generally let bids go in at any level but won't sell if it doesn't meet a reserve (which may be below the AMV)

    AMV is a marketing tactic and means nothing. Some are set high so that they can be negotiated down and others are set low so that they can be bid up. Decide yourself what you thing a property is worth. If less than the AMv tell the agent that you think it is worth a small bit less that your figure and see if he will engage and let him bring you up a little. If you reach a value that is more, then offer the AMV and allow yourself to be brought up towards your level.
